2. Enquiries
When you send an enquiry or property brief, we process your name, email address, optional telephone number, message and property reference, and for a valuation or sale request the details of your property (area, town, type, size, price expectation, timing), to handle your request (GDPR Article 6(1)(b) and (a)). Your enquiry is stored on our server in Europe, including a receipt log with time and IP address to prevent abuse, and delivered to the iX immo GmbH enquiry system (CRM) and by email to Florian Kulterer. We do not disclose your details to anyone, including the selling agency, unless you expressly consent to a specifically named recipient. Enquiry data is deleted when it is no longer required and no statutory retention requirements, including section 132 of the Austrian Federal Fiscal Code (BAO), apply.
3. Server logs
Our web server briefly processes technical information such as IP address, time, requested page and browser type to operate the service (GDPR Article 6(1)(f)).
4. Map
Leaflet map software is hosted on our server. The map loads satellite imagery and labels from Esri (Environmental Systems Research Institute, Inc., USA; server.arcgisonline.com). Switching to the street map loads tiles from OpenStreetMap (OpenStreetMap Foundation, United Kingdom; tile.openstreetmap.org). Your IP address is transmitted to these providers. The stated legal basis is our legitimate interest in providing maps (GDPR Article 6(1)(f)); transfers to the USA rely on the EU–US Data Privacy Framework or standard contractual clauses, and transfers to the United Kingdom on the adequacy decision.
5. Saved properties
Saved properties are stored only in your browser using local storage and are not transmitted to us.
6. Optional audience measurement
Only with your consent do we use Google Analytics 4 (Google Ireland Limited, Gordon House, Barrow Street, Dublin 4, Ireland) and internal audience measurement by iX immo GmbH. We measure page views, language and successfully submitted enquiries as an event, without names, email addresses, messages or form contents. URL parameters and fragments are excluded. Google processes technical device and usage data and uses _ga cookies whose lifetime we limit to 180 days. Our internal measurement uses a daily rotating visitor hash instead of cookies and does not store raw IP addresses. Analytics is used solely to understand website usage; advertising signals and ad personalisation remain disabled. Processing is based on your consent (GDPR Article 6(1)(a)). Google may also process data in the USA; details about Google and international transfers are available at policies.google.com/privacy. We store your choice in your browser for 180 days. You can change it at any time using “Privacy settings” in the footer and withdraw consent for future processing. Without consent, no analytics services are loaded. Your choice applies to the Radar portals of iX immo GmbH (wertradar.com, wohnbauradar.com, mietpreisradar.com, mediterradar.com, mallorcaradar.com). When you follow one of our links to another of these portals, we pass on only the choice itself (accepted or declined, with its time) in the part of the address after “#”; this part is not sent to servers and is not measured. If you open a portal directly, we ask once there. Fonts are hosted locally.
